William Angliss Institute Commercial Fitout
Alexandria, Sydney
Six fitout types, each with a different critical path. The management approach is the same in structure and different in sequencing, and the fee is fixed before work starts.
Every commercial fit out has the same underlying problem, which is that a dozen trades need to arrive in the right order and none of them work for each other. What changes between project types is which constraint dominates the programme.
Centre management rules, restricted delivery windows and trading-hours restrictions usually drive the programme more than the build does.
Tenant fitout project managers work inside a landlord's building, where base-building approval and make-good obligations both need managing alongside the fitout.
The individual trades on a commercial fitout are not difficult. The difficulty is that around a dozen of them need to arrive in a specific order, several cannot start until another has been inspected, and none of them are contractually obliged to each other. When that sequence slips, the cost does not show up as a variation. It shows up as rework, standing time and an occupation date that moves.
Stemar manages the sequence. One project manager holds the programme, books the trades, and coordinates access with your building manager. Tier 1 builders deprioritise projects this size and brokers subcontract the coordination straight back to you. Big enough to deliver, small enough to care, and the principal who quotes the job is the one running it.
Every trade, delivery and inspection runs through one project manager. You are not chasing a dozen subcontractors for progress.
Changes are documented, priced and authorised in writing before they are built, so the final account is a calculation and not a negotiation.
Base-building and council approvals lodged at quoting stage so they run alongside procurement instead of holding up your trades.
Each of these is recoverable if it is caught at planning stage and expensive once the trades are on site. If you are still choosing who delivers the work, our guide to choosing commercial fitout companies in Sydney covers what to ask, and the difference between a fitout and a refurbishment decides which of these risks apply to you.
Electrical rough-in, data cabling and mechanical services all sit above the ceiling line and several need inspection before they are covered. Closing the grid early means opening it again, and the second time is at your cost rather than the contractor's.
Strata and managed buildings require landlord or building manager approval before works begin, and often before deliveries can use the dock. Leaving it late adds two to four weeks with trades already booked.
Partitions that cross a fire compartment, sprinkler and detector relocations, and exit path changes all need certification. Discovered at handover, these mean rework on a finished tenancy before the certifier will sign off.
Joinery, glazing and switchboards routinely carry lead times longer than the trades that install them. Ordering them once the programme is fixed means the programme moves to suit the supplier.
Three compliance gates decide whether your fitout gets signed off. All three are managed before handover rather than discovered at it. Our NSW office fitout compliance guide covers the detail.
Whether your works need a development application or qualify as complying development is determined at scoping stage, against the specific council. Lodged in parallel with procurement so the approval is not the thing holding your trades.
Fire separation, accessibility, essential services and the Australian Standards covering your trades. Currently NCC 2022 in NSW, with NCC 2025 commencing 1 May 2027, so projects running into 2027 are scoped against the transition.
The SafeWork NSW Codes of Practice became enforceable on 1 July 2026, so departing from an approved code now has to be justified. We manage the site obligations and assemble the certification pack the certifier needs.
A commercial fit out project manager is worth engaging the moment more than three trades are involved, and office fitout project management Sydney clients ask us about most often is exactly that situation. Where the fit out is delivered turnkey under one contract, see design and construct for fitouts.
Fitout project management is a subset of broader commercial project management, applied where trade coordination is the dominant risk. It runs under the same end-to-end project management framework, and if you want the fitout itself delivered by one contractor as well, that sits with our commercial office fitout team.
Materials arrive in their installation window rather than weeks early. Less damage, less double-handling, and your floor stays usable while the work proceeds around it.
Client-facing and customer-facing spaces cannot have trades working through business hours. Noisy and disruptive tasks are scheduled outside them.
Dock bookings, lift access, security passes and induction for every trade coordinated with your building manager by us rather than by you.
Progress against programme, cost against budget, and the open variation register, in a format you can send straight to your executive or landlord.
